Tenant fit-outs

A fit-out lives or dies on schedule. We work from the drawings and the landlord's construction rules, coordinate with the general contractor and the mechanical trades, and keep the rough-in ahead of drywall so nobody is waiting on us. Retail, restaurant, office, clinic and light industrial spaces each bring their own load profile, and we size distribution for what the tenant will actually plug in rather than what the base building assumed a decade ago.

Three-phase power

Most commercial buildings in Denver run 208Y/120 or 480Y/277 three-phase service, and the practical questions are usually the same: is there capacity, is it balanced and is the equipment being fed correctly. We handle feeder and distribution work, transformers and step-down for 120V loads, disconnects, motor circuits and starters, and the load calculations behind any of it.

If a piece of equipment is nuisance-tripping, running hot or failing early, the cause is frequently an unbalanced phase, an undersized feeder or a loose termination rather than the equipment itself. We diagnose before we quote replacement.

Lighting retrofits

Lighting is still the fastest payback in most commercial buildings. Replacing fluorescent troffers, metal halide high bays and old parking lot heads with LED cuts energy and maintenance at once — no more relamping a 25-foot warehouse fixture twice a year. We handle fixture selection, drivers and controls, daylight and occupancy sensing, and exterior and parking lot lighting including pole work.

Emergency and exit lighting

Exit signs and emergency egress lighting are inspected items and they fail quietly. We test, repair and document them as part of retrofits and maintenance visits.

Panel and service work for commercial buildings

Service upgrades, panel replacements, meter and CT cabinet work, subpanel additions and circuit tracing on buildings where the panel directory has been wrong since 2004. On occupied buildings the planning matters more than the labor: we sequence the outage, arrange temporary power where it is needed, coordinate the utility, and get you back on before the doors open.

Commercial service changes are permitted and inspected work in every metro jurisdiction. We pull the permit and meet the inspector, and you get the paperwork for your files.

Scheduled maintenance

Recurring maintenance is the cheapest electrical work a building owner buys. A typical program covers panel and connection inspection, checking for heat at terminations, exterior and lot lighting, emergency and exit lighting testing, receptacle and GFCI checks in wet areas, and a written report with photos and a prioritized list of what should be addressed next. After-hours work

Retail, restaurants, clinics and warehouses cannot lose a business day to an electrical shutdown. Most of our commercial work in Denver happens at night, before opening or over a weekend.
